Qe nga 2010 e deri me sot, cdo kredi qe eshte dhene, duhet te tregoje “ability to repay” dhe te kaloje rregullat e vendosua nga Dodd Frank Act. Pra cdo njeri qe ka shtepi sot, e ka se eshte ne gjendje qe te perballoje borxhin. Ndryshe nga para 2008, ku kredi merte kushdo dhe sapo u lekund pak ekonomia u detyruan te foreclose, sot edhe nese tregu ka luhatje ata qe kane shtepi kane treguar aftesi financiare qe ta perballojne kredine. Pra keta njerez, ndyshe nga 2008 nuk do detyrohen te bejne foreclosure. Pa foreclosures cdo luhatje tregu do jete normale, cmimet mund te ulen por jo te kete krize si para 2008.
Se dyti cdo qytet eshte ndryshe. Ne qendrat e medha ke ivestore te huaj qe parkojne paret, thjesht nese ka krize ne vendet e tyre. KEta as nuk i japin me qera dhe as i shesin shtepite. Kjo rrit kerkesen.
Se treti, qeveria nuk do lejoje me kurre krize si para 2008 (te pakten nuk to jete me aq e pafuqishme), sepse shtetet/qytetet mbahen me taksat e shtepive. Cdo kredi qe jepet sot (ndryshe nga para 2008), kerkon qe banka kredidhenese te jape informacion te detajuar mbi shtepine ku jepet borxh. Me te shteti krijon nje database qe te nderhyje ne treg ne rast krize. Sic u pa dhe nga fundi i krizes se kaluar ku qytetet jepnin "silent seccond " loans qe me pas faleshin komplet vetem e vetem qe bleresit te blenin shtepite me cmim shume here me te larte qe mos ulej cmimi i shtepive perreth, e si pasoje takast qe mblidhen nga to.
Por me krysorja, cmimi i sotem i shtepive eshte dyshemeja e cmimeve (me ndoshta pak luhatje te vogel me poshte) per arsyet qe u thane me lart. Heqja e rregullave (dodd -frank act) qe pritet nga administrata e sotme, supozohet do lejoje perseri Kredite problematike (stated income , stated asset, negative amortizations, 100% LTV, etc) por keto kredi do jene per kredite tani e tutje. Pra numeri i bleresve ne treg pothuajse do dyfishohet e si pasoje cmimet priten te shkojne shume here me lart. Normalisht pas 2-3 vitesh keto do shkaktojene perseri nje krize tjeter, por sic e thame, rrenia do jete deri tek cmimet e sotme (ku ata qe kane shtepite i kane mare me kredi qe perballojne). Pra renia nuk eshte tani apo kur te heqe administrata ligjet kufizuese per kredi, eshte pas 2-3-10 vitesh pasi shtepite jane rritur disa here…
